Electrical safety testing for landlords today

By law, all landlords in the UK are required to have an EICR (Electrical Installation Condition Report) in place before renting out a property to any prospective tenants. It is a legal requirement that, should any fail codes come to light from this report, they are resolved. If not, the landlord runs the risk of a hefty fine from their local authority.

Our local electricians come highly qualified to test and repair any electrical appliance, before the issuing of a new electrical safety certificate. Our electricians will look for the following in their EICR:

  • Any risks of electrical shocks or fire risks.
  • Any possible overloading on your properties electrical circuit.
  • Damage to any wiring or and faulty electrical works.
  • That your property's electrics are sufficiently earthed.

Visual Inspections
Visual inspections

During the electrical safety inspection on your property, our electricians will need to conduct a visual survey before any testing is carried out at your property. This will look out for general wear and tear, any rodent damage or faulty switches. Often, this will pinpoint the more obvious electrical problems on the property.

Dead Testing
Dead testing

For a short while during our visit, our electricians will need to cut off the power to your property. During this time, our expert electricians will be looking out for a number of different aspects to measure the integrity of your electrical connections. Do not worry, this doesn't take too long and will cause only very minimal disruption on your property for a few minutes.

Live Testing
Live testing

Live tests will also need to be conducted before our electricians present you with an electrical safety certificate for the property. The EICR requires the electrical system to disconnect supply within a specified time if a fault does occur on your system. So, our electricians will need to test this in order to present you with the certificate!
